Reassignment of Appraisals
POLICY REGARDING REQUESTS FOR RELEASE OF APPRAISALS
Baseline Appraisal Services will not grant any request for the release of appraisals
completed by our firm. USPAP regulations mandate that appraisal assignments
may only be completed for the intended user (usually the lending institution
originally ordering the appraisal). Furthermore, recent legislation, designed
to protect confidentiality of private financial data, does not allow Baseline
Appraisal Services to even discuss such requests. Lending institutions are welcome
to order a new appraisal assignment on any property in question. As a courtesy
to our existing clients, we require that any new appraisal request is accompanied
by an authorization letter from the original client (relinquishing their interest
in the original. The absence of such letter will result in refusal of the appraisal
assignment. A discounted fee may be negotiated at the sole discretion of Baseline
Appraisal Services (pre-payment will be required in all cases). Please note
that the homeowner/borrower must request a copy of their appraisal report directly
from the original lender (despite who paid the appraisal fee).
No exceptions, from this policy, will be allowed under any circumstances.
